Working under strict 1031 deadlines, RM&D secured a replacement property that met both timing requirements and investment objectives — building the confidence that led to a second acquisition.

The assignment carried immediate pressure.

1031 exchanges require strict timelines, defined identification periods, and precise execution. At the same time, the investor was entering a new market — requiring not only speed, but confidence in how the asset would perform.


Identifying the Right Investment

RM&D conducted a focused search across the Reno market, evaluating potential assets based on:

  • income stability
  • tenant profile
  • location and long-term viability
  • alignment with the investor’s return objectives

The goal was not simply to meet exchange requirements — but to secure a property that made sense beyond the deadline.


Execution Under Constraint

Once a suitable property was identified, RM&D guided the investor through:

  • financial analysis and investment evaluation
  • contract negotiation
  • due diligence and escrow coordination
  • compliance with 1031 exchange requirements

Each step was managed within the constraints of the exchange timeline, ensuring no loss of eligibility while maintaining discipline in the investment decision.

The transaction resulted in the acquisition of 595 Double Eagle Court, meeting both exchange requirements and long-term investment criteria.


From One Investment to Two

The outcome did not end with the exchange.

Based on the initial acquisition and a deeper understanding of the Northern Nevada market, the investor expanded their position — acquiring a second asset at 10695 Double R Boulevard.

This second investment was driven not by exchange requirements, but by confidence in the market and the strategy developed through the initial process.
