One East Liberty Street is an 85,000-square-foot Class A office building in downtown Reno.
In 2017, RM&D represented the investor group in the acquisition of the asset, working alongside founding investor Jeff Kirby. Carole Brill led the financial evaluation and acquisition strategy, with RM&D continuing through property management to support the asset post-acquisition.
The objective was straightforward:
make the right investment decision — and follow through with disciplined execution.
Getting the Acquisition Right
Before the purchase, RM&D evaluated the asset’s tenant profile, operational structure, and long-term performance potential. The focus was not just on completing the transaction — but on understanding how the property would perform over time.
Stabilizing a Complex Asset
Following the acquisition, RM&D was retained to manage the property. The work shifted quickly from analysis to execution:
- Implementing management systems and operational structure
- Managing tenant relationships and lease performance
- Supporting leasing through targeted market outreach
- Overseeing improvements and maintaining asset quality
Over time, the result was consistent operations and strong tenant retention within a multi-tenant downtown environment.
What This Project Demonstrates
This project reflects RM&D’s approach to more complex assets:

- Staying involved beyond the transaction to ensure execution aligns with the original strategy

While RM&D no longer manages the property, the project remains a clear example of aligning acquisition strategy with hands-on execution to support long-term asset performance.
