CRE Services, Aligned With Performance

RM&D works with property owners and investors who approach real estate as an ongoing strategy, not a series of isolated transactions. Our role is to stay aligned with that strategy across acquisition, leasing, management, and sale or exit.

We operate at the asset level, where day-to-day decisions directly impact performance over time. That includes how properties are leased, managed, maintained, and positioned within the market.

Owners should work directly with experienced CRE Brokers who remain engaged throughout each phase, ensuring decisions support long-term outcomes, not just immediate activity.

RM&D takes on a limited number of assignments to ensure each property receives focused, asset-level attention.

Investment

Evaluating Investments Beyond the Acquisition

Investment decisions are only as strong as how an asset performs after acquisition. Our role is to evaluate opportunities in context, including condition, leasing profile, operating structure, and market position, and determine whether they align with the owner’s investment strategy.

This includes working with out-of-state investors entering the Northern Nevada market, as well as local owners expanding their portfolios.

That evaluation extends beyond initial analysis to include lease structure, tenant stability, capital requirements, and how the asset can realistically be positioned and managed over time.

Staying involved beyond the initial decision ensures that leasing, management, and future positioning support the original investment intent.

Opportunities are not presented broadly. The only investments recommended are those that have been carefully evaluated and would probably be pursued ourselves.

Property Management

Property Management Aligned With Ownership Strategy

Commercial property performance is shaped by the decisions made every day, not just at acquisition or sale. The focus is not simply on operations, but on how each property is positioned, leased, and maintained in alignment with the owner’s broader investment strategy.

Active involvement includes oversight of leasing activity, tenant relationships, operating expenses, capital improvements, and vendor coordination, all managed with attention to how each decision impacts performance.

This includes reducing vacancy, improving NOI, and addressing underperformance where it exists through coordinated execution over time.

At RM&D owners work directly with experienced CRE professionals who remain involved, rather than delegating responsibility through layers of management.

Landlord Representation

Leasing Decisions that Strengthen the Asset

Leasing space is only part of the objective. The goal is to secure tenants that support the asset’s long-term performance. Leasing decisions are evaluated in context, including how each tenant, lease term, and use impacts stability, operating costs, and future positioning of the property.

This includes defining a leasing strategy for each vacancy, identifying appropriate tenant profiles, engaging directly with tenant representatives, and managing the process through tour, negotiation, and execution.

Lease terms are structured to balance near-term occupancy with long-term value, ensuring the asset remains competitive and stable over time.

This approach is often most valuable during lease-up, repositioning, or when tenant stability needs to be improved.

Tenant Representation

Tenant Representation Aligned with Business Needs and Lease Strategy

The right space is not just a location decision. It is a business decision that affects cost structure, operations, and long-term flexibility. Tenant representation focuses on evaluating options in context, whether that means adherence to an existing lease terms & conditions, knowing the options to potentially extend, sub-leasing, relocating, or securing space that better supports how the business operates.

This includes analyzing space requirements, comparing viable options, navigating market conditions, and structuring lease terms that align with both operational needs and financial objectives.

Each step is approached with a clear understanding of how lease terms, timing, and market conditions impact the overall outcome, not just the transaction.

The goal is to ensure the space, lease structure, and decision itself align with the business, both now and over time.

This often includes advising whether to stay, renegotiate, or relocate based on what best supports the business, while managing the process from evaluation through lease execution.
