It is a proud time for Reno NV, with much growth on the horizon despite weathering the pandemic through most of 2020. Multiple downtown Reno developments planned before the pandemic continue to move forward at busy construction sites as many global building projects are now at a standstill.
It’s wonderful seeing these strange “bird” cranes rising in the sky above Reno. In Far Eastern cultures, cranes symbolize good fortune and it’s easy to believe the cranes over Reno will do the same here in the Far Western US.
Keystone Commons
A mixed-use retail and multi-family housing development at the corner Keystone and I-80, is planned as the gateway to the coming “Neon District.” Construction appeared to have stopped; however, bulldozers and tractors are moving dirt again in preparation for going vertical. Confirmed tenants in place include Starbucks and Firehouse Subs. In-N-Out Burger is rumored to be a future tenant, which makes sense as the company favors major Interstate freeway intersection offramp locations.
Reno City Center (CAI)
Another exciting project now underway is Reno City Center by CAI Investments which purchased the beloved former Harrah’s casino property and well-known landmark. Reno City Center will dramatically revitalize the downtown Reno landscape and economy by adding a public green space and courtyard with outdoor seating and promenade, apartments with amenities for residents, and an assortment of restaurants, retail and other attractions. Reno City Center will create a hive of activity in the area, though it will be over a year before the results of the development will be seen. CAI Investments reps also spoke positively at a CRE talk of adding a 20+ story hotel in the near vicinity.
Canyon Flats
A brand new off-campus student community in downtown Reno, has attracted student housing developers intent on energizing the downtown urbanscape. With a student presence occupying the location on the corner of 6th and Center Streets, expect an increased demand for amenities and attractions for students. Canyon Flats will be ready for occupation by Fall 2021.
Re-TRAC Plaza
The Re-TRAC Plaza or ReTRAC Lid Enhancement project will bring vibrancy and much needed beautification to the heart of downtown next to the iconic Reno Arch. The project features new trees, landscaping, flowering plants and the Reno Arts and Culture Commission will commission a nationally recognized artist to create the Asphalt Art Initiative, an interactive, bold, graphic wall mural. This new business environment will increase foot traffic and interest from Reno residents when the completed area pops up and thrives.
Downtown Residential
Living environments in downtown are on the rise in Reno, including T3 North, a proposed multi-use residential project and Class A office space located near the Greater Nevada Field, Northern Nevada’s premier stadium, sports complex and entertainment venue. The Mod at Riverwalk Apartments, a remodeled motel, is ideally located on the north side of the Downtown Truckee Riverwalk. Townhouses are popping up, with CasaBella Truckee River Townhomes near Wingfield Park on the river’s edge finally coming to completion. We cannot forget RED (Reno Experience District) on the old Plumb Lane Plaza site, moving along at a rate of knots and dominating the skyline of South Virginia Street and Plumb Lane with apartments, retail and restaurants, and even a tech campus.
